Services

Paint and patch before the photos

Walls are the first thing a camera and a buyer both see. We fill, sand, prime and paint until they read as one clean color.

A paint day starts as a patch day. On the walk-through we find nail pops, dings, cracked corners and old stains, repair them, prime what needs it and paint in one neutral that the agent and seller agree to on day 2.

What is included

  • Patching and sanding, room by room

  • Primer over every repair and stain

  • Two coats of wall paint in one agreed neutral

  • Trim, doors and ceilings where they need it

  • Floors masked and dust cleaned up each day

What moves the days and the cost

What changes this job from house to house

  • How many rooms

Every room has its own patch list and its own drying time, so the count sets the days.

  • What sits under the paint

A wall with many old repairs takes longer to level than a clean one.

  • Stairwells and tall ceilings

Ladders and a second person add time and are written as their own line.

  • Stains that came back

A stain under fresh paint returns if the leak behind it is not fixed first. That becomes a repair line.

How it goes

Where this work sits in the 14 days

  • Day 1

    We mark every defect

Photos of each room, with the patch spots circled on the report.

  • Days 5–8

    Patch, sand, prime

Repairs go in before any color, so the paint covers a level wall.

  • Days 9–11

Paint, one room at a time

Rooms close as they finish so nothing gets touched up twice.

Permits and rules

No permit for paint, and a rule for older homes

Painting and patching do not need a permit in Nashville.

In a house built before 1978, paint repair is covered by the EPA lead rule. Our certificate is on the license and insurance page, and the scope says if a line is covered.

Questions about this work

Can the seller pick the color?

Yes, on day 2. We suggest one neutral through the house so photos read evenly, and the agent usually has a view.

Do you paint the outside?

Front doors, trim and porch rails, as part of curb appeal. A full exterior repaint is a separate job and not a 14-day line.

Will the house smell of paint for the photos?

We schedule paint before the last two days and run fans. Low-odor paint is a line the seller can choose.
