For listing agents
How we work with listing agents
You bring the listing and the list date. We bring a schedule you can forward and a crew that texts instead of calls.
Most of what slows a pre-listing job is not the work. It is the back-and-forth about keys, colors and who is paying for what. The board takes those questions off your phone and puts them on day 2 and day 3.
You text the address once
The written scope is addressed to the seller, so you can forward it as it is
We ask for the lockbox plan on day 3, not on day 5
The invoice goes to the seller, not to you

What you get
Four things that land on your phone
One number
The same number for texts and calls, answered by Mehreen. No ticket system.
Daily photos
A text each day with photos of the lines that finished, so you can answer the seller without driving over.
A key plan
Lockbox, key hand-off or the seller at the door, agreed on day 3 and written on the board.
A paper trail
On day 14: the photo report, receipts and the invoice by line, for a buyer's inspection.
What we ask of you
Four asks, all on day 1 to day 3
Be at the walk-through
Or send the seller. The agent's read on the market sets which lines matter.
Give us the list date
And any showing or photography dates already on the calendar.
Name the client of record
The scope and invoice go to the owner, whoever sent us.
Agree the key plan
By day 3, so rooms are never waiting on a lockbox.
Questions agents ask
Do you pay referral fees?
No. If you send a seller, the seller is the client and gets the invoice.
Can you work around showings?
We pause showings for rooms we are in, and the agent gets a note each morning with which rooms are open.
Will you talk to the buyer's agent?
No. After day 14 the report and receipts are yours to share.
What if the seller changes the scope?
A change goes on a written change order with its price and days before the work starts.
Send me the address
Text the address and the list date. We will answer the same business day.
