Services

Inspection-ready repairs

A buyer's inspector writes down what they can see and reach. We fix what a seller can repair before it is written.

On day 1 we look at the house the way an inspector would and list what we expect to be noted: loose rails, missing GFCI protection, slow drips, soft spots, loose boards and unsecured fixtures.

What is included

  • Handrails and guards secured

  • GFCI outlets and covers, by a licensed electrician

  • Slow drips and running toilets fixed

  • Loose or rotted porch, stair and deck boards replaced

  • Loose fixtures, covers and wall plates re-set

What moves the days and the cost

What changes this job from house to house

  • What is behind a stain

We find out before we repair. A stain can be old and dry or it can be a live leak.

  • Which lines need a licensed trade

Electrical and plumbing lines go to a licensed contractor with their own schedule.

  • Access

We do not enter crawl spaces or attics that are not safe to enter. If one needs it, a specialist is named.

  • Parts and lead time

Common parts arrive within the schedule. Unusual ones can add days, and we say so on day 2.

Permits and rules

Licensed trades and permits

Electrical and plumbing repairs are done by a licensed trade, who pulls any permit the work needs. We do not repair roofs, foundations or heating and cooling equipment.

Questions about this work

Do you do the home inspection?

No. We are not inspectors and we do not certify a house. The buyer's inspector decides what to write.

What about a roof or foundation concern?

That is not our work. We say so at the walk-through and suggest who to call before the list date.

Will fixing it before the inspection change what the buyer asks for?

We can't promise that. We can give the agent the report and receipts for what was repaired.

Send the address and the list date

We will set a walk-through and write the scope for this work and the rest of the house.
