Before the walk-through
Built before 1978
Federal rules cover paid repair work that disturbs paint in homes built before 1978. We ask the build year on day 1 and work under those rules when they apply.
Window replacement and demolition are always covered. Small repairs, up to 6 square feet inside a room or 20 square feet outside, are exempt.
Questions about the paperwork
Can I see the insurance certificate?
Yes. Text the address and the agent's name, and the certificate comes by email the same business day.
Who pulls permits?
A licensed trade pulls any permit its work needs. Paint, patching, trim and hardware do not need one.
Do you carry a bond?
Tennessee does not require one for this work. If the seller wants a bond for a larger scope, tell us on day 1.
