What we repair before you list
Six kinds of work, each written as lines on the scope. Pick the lines, skip the rest, and the plan adjusts.
Paint and patch
Nail pops, dings and cracks filled, primed and painted in one agreed neutral.
Paint and patchFloors and trim
Hardwood touched up or refinished, loose boards fixed, baseboards re-set.
Floors and trimDoors, caulk and hardware
Doors that stick, latches that miss, tired pulls and the caulk lines buyers look at.
Doors and hardwareKitchen and bath refresh
Re-caulked, regrouted and re-fixtured. A refresh, not a remodel.
Kitchen and bathInspection-ready repairs
Rails, outlets, drips, soft spots and loose boards an inspector tends to note.
Inspection repairs
Not on the board
Four jobs that are not a 14-day plan
If the walk-through finds one of these, we say so on day 1 and leave it off the schedule. The seller can disclose it, credit it or hire a specialist.
Roofs and foundations
Structural and roof repairs need a specialist and often a permit.
Additions and full remodels
Layout changes, new cabinets and new baths run past two weeks.
Permit-heavy work
Moving plumbing, wiring or walls needs permits and their own review time.
Mold and pest remediation
Both need a licensed specialist, and the report matters more than the schedule.
Send the address and the list date
We will walk the house on day 1 and tell you which of these lines fit.
