Services

Doors, caulk and hardware that work

Buyers open every door and run every faucet. The small things that stick, squeak or leak are what they remember.

These are the quick lines on the scope: doors planed and re-hung, latches reset, tired knobs and pulls replaced to match, and caulk renewed where it has gone yellow, cracked or gone missing.

What is included

  • Sticking and rubbing doors planed and re-hung

  • Strike plates, latches and locksets reset or replaced

  • Hinges, pulls and knobs swapped to match

  • Caulk redone at tubs, sinks, windows and trim

  • Screens and closet doors back on their tracks

What moves the days and the cost

What changes this job from house to house

  • How many doors

Counted at the walk-through. A set of 10 matching knobs is one line.

  • Matching finishes

A house-wide match costs more than singles because finishes change between lines.

  • Rot at a frame

A frame that is soft is a carpentry line, not a hardware one.

  • Windows

Painted-shut sashes and broken locks are repairs. Replacing windows is a different job.

How it goes

Where this work sits in the 14 days

  • Day 1

    We try every door

Each one is opened, closed and latched, and the list goes on the report.

  • Days 5–8

    Hardware and frames

Doors are planed, hinges reset and hardware swapped in one pass.

  • Days 9–11

    Caulk last

Caulk goes in after the paint, so lines look clean in the photos.

Permits and rules

Permits and older windows

Door and hardware work does not need a permit. Replacing a window does not need one in most cases, and in a house built before 1978 window replacement is always covered by the EPA lead rule.

Questions about this work

Do you replace exterior doors?

We re-hang and re-hardware them. A new door is a supply and lead-time question, and the scope says if it fits.

Will new knobs match the old ones?

We match finish and style where we can and show the seller photos of options on day 2.

What about locks and keys?

We re-key or replace locksets when a line calls for it and hand the agent the key plan.
