Floors and trim that stop drawing the eye

Scuffed hardwood, loose boards and baseboards with gaps look worse in a photo than they do in person.

We repair what is there. Hardwood is touched up or refinished, loose planks are re-fastened, damaged vinyl planks are swapped, and baseboards and casing are re-set, caulked and painted.

What is included

  • Hardwood screened and recoated, or spot-repaired

  • Loose or squeaky boards re-fastened

  • Damaged vinyl planks swapped where a match exists

  • Baseboards, quarter-round and door casing re-set and caulked

  • Thresholds and transition strips fixed

What moves the days and the cost

What changes this job from house to house

  • Screen or sand

A floor in good shape can be screened and recoated. One with deep wear needs sanding, which is more days.

  • Cure time

A refinished floor closes the room while it cures. The schedule shows which rooms and for how long.

  • A matching plank

Older stock may need a custom match, which can add a lead time.

  • What is under the squeak

Sometimes it is a nail. Sometimes it is a subfloor problem, and that becomes a repair line.

How it goes

Where this work sits in the 14 days

  • Day 1

    We walk the floors

Wear, gaps and loose boards are marked and photographed.

  • Days 5–8

    Carpentry first

Boards are re-fastened and trim re-set before anything gets painted.

  • Days 9–11

    Finish and close

Floors are coated early in the window so rooms are walkable by day 13.

Permits and rules

No permit, and a note on dust

Floor repair and trim carpentry do not need a permit. A new floor over the whole house is outside the 14 days.

Sanding old floors in a house built before 1978 can disturb lead paint on trim and baseboards. We check the build year on day 1 and follow the EPA lead rule where it applies.

Questions about this work

Can floors dry in time for photos?

That is why floors go early in days 9 to 11. The scope names the finish and the days, and the room is walkable before the day 14 walk-through.

Do you install new flooring?

Repairs and spot replacement, yes. A whole-house floor is a remodel and does not fit the 14-day board.

Can you fix a squeaky stair?

Usually, from above or below. If it needs the stringer opened, the scope says so on day 2.
