Curb appeal that holds up in the photos
Listing photos start at the curb. We clean and repair what shows from the street.
That is the front of the house: siding and walks washed, the door, trim and rails repainted, porch boards and steps repaired, beds edged and mulched, and gutters cleared.

Height
A two-story front needs ladders and a second person, which the scope writes as its own line.
Weather
Exterior paint needs dry days. Spring storms in Middle Tennessee can move a line, and we text the new day.
Yard work
Edging, trimming and mulch for the photos, not a landscape plan.
Condition of the siding
Soft or split boards are replaced first, then washed and painted.

We walk the front
Rails, steps, door and trim are photographed from the street.

Repairs and washing
Boards, rails and gutters first, then the wash.

Edges and mulch
Last, so the front is fresh for the day 14 walk-through.
Permits and rules
Permits and exterior limits
Washing, painting and small repairs do not need a permit. A full exterior repaint, new siding or roof work is outside the 14 days. Where the house is in a neighborhood with design rules, the agent knows them and we follow them.
Questions about this work
Do you do lawn care or landscaping?
Edging, trimming and mulch for the photos. A lawn program or a landscape plan is a different firm.
What if it rains?
Exterior lines move to the next dry day. We text the agent the same day and adjust the walk-through only if we have to.
Can you paint the whole outside?
Not inside 14 days. We paint the door, trim and rails, and say so in the scope.
