Questions
What agents and sellers ask before day 1
How does the walk-through work?
About an hour. The agent and the seller come if they can. We photograph every room, ask the year the house was built, and send a written scope the next day.
What does the written scope include?
A line per repair, by room, each with its price and the days it takes. It is addressed to the seller and written to forward.
What is on the disclose-or-credit list?
Lines the seller chooses not to repair, and items we do not do. We do not decide what must be disclosed; the listing agent or an attorney does.
Do you need a permit?
Not for paint, patching, trim or hardware. A licensed trade pulls one for plumbing or electrical work that needs it. Permit jobs are not on the 14-day board.
What do you not do?
Roofs, foundations, structural changes, additions, full kitchen or bath remodels, and mold or pest remediation.
Who pays, and when?
The seller, by the contract: a deposit as Tennessee rules allow, then payments tied to finished lines. We do not take payment from the sale.
What if you find something behind a wall?
We stop, send photos and write a change order with its price and its days before we go on.
Does the seller need to be home?
No. We agree a lockbox or key plan on day 3 and text photos as lines finish.
Is my house built before 1978? What about lead?
If it was, federal rules cover paid repair work that disturbs paint, with small exceptions: up to 6 square feet inside a room or 20 square feet outside, and never for window replacement or demolition. We ask the build year at the walk-through and say on day 2 if a line is covered. Our EPA certificate is on the license and insurance page.
What if the list date moves?
Text Mehreen. The board is re-dated the same day, and any line that no longer fits moves to the disclose-or-credit list.
Do you guarantee the house will sell, or sell for more?
No. We repair and refresh. What a house sells for is the market's answer, and we make no promise about it.
Will you talk to the buyer's agent or the inspector?
No. The photo report and the receipts are yours to share.
