Services

Kitchen and bath refresh, not a remodel

A kitchen or bath that works, and is clean, sound and bright, needs a refresh. We do the refresh and say when it is a remodel.

We re-caulk and regrout, swap worn fixtures, fix drips and slow drains, change cabinet doors or pulls and touch up small chips. A licensed plumber or electrician takes any line that needs one.

What is included

  • Tubs, showers and counters re-caulked

  • Cracked or missing grout replaced

  • Faucets, shower heads and toilet seats swapped

  • Cabinet doors, hinges and pulls replaced or painted

  • Under-sink leaks and running toilets fixed by a licensed plumber

What moves the days and the cost

What changes this job from house to house

  • Hidden damage

A leak that has soaked a cabinet floor or a subfloor turns a caulk line into a repair.

  • Fixture choices

Builder-grade fixtures are quick to source. A match to an existing set may not be.

  • Tile behind the caulk

Old caulk can hide loose tile. We check before we seal.

  • Paint or replace

Painted cabinet doors are days. New cabinets are weeks and a remodel.

How it goes

Where this work sits in the 14 days

  • Day 1

    We run every tap

Taps, drains, the tub and the toilet are tested, and leaks are photographed.

  • Days 5–8

    Repairs and swaps

A licensed plumber takes the plumbing lines; we take caulk, grout and hardware.

  • Days 9–11

    Paint and seal

Cabinet doors are painted, then caulk and sealer go in last.

Permits and rules

Like-for-like only

Swapping a fixture for the same kind does not need a permit. Moving a drain, a supply line or a circuit does, and a licensed trade pulls it. Work that needs a permit is outside the 14-day board.

Questions about this work

Do you replace countertops?

Not inside the 14 days. Templating and lead time alone run past the schedule.

What if the kitchen needs new cabinets?

That is a remodel. We say so at the walk-through, leave it off the schedule and suggest the seller disclose or credit it.

Do you supply appliances?

No. We will move and reconnect what is already there, and a licensed trade handles gas or hardwired lines.
